Background
The moment I first walked into Ed & Sherrie Najarian’s
home located in the Cherry Hill neighborhood in Wyndham,
I was impressed by the quality of construction and attention
to detail. Sherrie had told me over the phone that they
were thinking of selling in the $1.1 million range –
and up until that point I was thinking the home would
be incredibly overpriced if it went on the market in
that range. After touring the home, however, I was completely
convinced the home was worth over $1 million dollars
and was confident I could succeed in bringing a buyer
to the table at that price.
Challenges
The first
thing I do when I am putting together a marketing plan
is to establish the challenges I will face in the marketing
of the home. Clearly, the challenge as far as this home
was concerned was to get agents who might have buyers
in this price range to consider this home. Agents working
with buyers in this price range were more likely to
consider Barrington, Goochland or the River Road Corridor
before they would consider Wyndham. A home priced over
$1 million in Cherry Hill was unprecedented.
The second
challenge I faced was to help Sherrie and Ed understand
that selling a home in this price range was much different
than selling a home in the $500,000 price range. Although
the market was “hot” - the buyers in this
price range were scarce (actually, they are always scarce!).
I had to help them understand and be okay with the fact
that we were not going to have 2-3 showings a day –
but rather, 2-3 a week would be an incredible week.
